     Now, let us introduce you to the Traditions Real Estate team (Left to Right:  Leah Osburn, Marketing Assistant; Geoff Myers, Director of Sales; Bill Barkley, Associate; Laura Hindes, Associate)Geoff and Bill combine over 15 years of experience in high end residential real estate, and our office is excited about the enthusiasm and fresh outlook of our most recent addition, Laura Hindes.  Ensuring that every detail is taken care of with timeliness and efficiency, Leah is without question the glue that holds our office together.
 
          We take pride in maintaining a thorough grasp on what we have to offer as well as a pulse on the conditions within our local market.  We believe in the value of a true "team approach," which allows us to individually or collectively assist each client.  That interchangeability ensures a high degree of comfort and confidence among our clientele, knowing that everyone in the office is capable of taking care of their needs.  To sum it all up, we place a high premium on being friendly, professional, and informed - and it shows.
 

     Since its inception just four short years ago, Traditions has shown a steady growth in momentum with regard to both the Club and Community.  The Turkey Creek Grille and Swim Facility (Pictured to the right) has noticeably softened the landscape of the Club campus with its sprawling, three-tiered layout composed of the beach entry kids' pool, adult leisure pool, and junior Olympic exercise pool.
 
     Located just adjacent to the pool complex and along Holes #8 and 9 is a very active site on which construction of The Casitas at Traditions has recently begun.  The Casitas (Actual Casitas site pictured below) will offer a yet-to-be-seen in this area combination of luxury overnight accommodations with an unforgettable golf experience. We are currently accepting overnight stay and play reservations for dates beginning as early as Fall 2007, and a very limited number of Casitas remain available for ownership possibilities.
 
We are thrilled to announce the commencement of construction on the 25,000 square foot Traditions Clubhouse in the Winter 2007/Spring 2008 time frame, with estimated completion toward Winter 2008/Spring 2009.  This highly anticipated ground breaking coincides with the official site selection of the Texas A&M University Health Science Center, which will be located just adjacent to our property at the extreme south and west tip of the Traditions Community.  These two announcements and the ensuing development of both facilities are viewed as cornerstones to the continued success of Traditions and the west side of Bryan.
 

Focusing more specifically on real estate development, since our initial Phase I release in Spring of 2004 we have released 11 homesite parcels with an aggregate total of 241 platted lots suitable for building.  To date, 204 homesites have been closed or placed under contract. The above figures equate to total lot absorption of 85%. Wow, the rapid progression of the development echoes its own success.
 
Next, the question becomes availability.  Right now, recently released Sycamore Trail and soon-to-be-released Laurel Trace provide 9 golf course Estate sites and a mixture of 10 unreserved golf course and interior Garden Home sites, respectively.  Additionally, 8 golf course and 30 interior lots are presently available within parcels such as Walnut Creek, Pinyon Creek, Emory Oaks and Palmetto Trails.  Our newly placed signs signifying available homesites will also allow you to more readily identify available properties.

 
While there is a good deal of homesite inventory currently available to see, the soon to begin developments of the Casitas, Clubhouse, and A&M Health Science Center will undoubtedly have a bearing on availability.  If you have explored the possibility of owning a homesite to build on in the future or just to hold for investment, the timing is right to take a closer look.
 

Our highlights of the round headline several outstanding features from a sampling of our currently available builder homes.  Everyone has that special place in their home where they spend a majority of their quality time, and we hope to provide you with some insight into those special places by focusing on several of these homes’ unique attributes.

Words can not describe the one of a kind home at 3015 Hickory Ridge Circle (view from back patio pictured below), which is situated on one of the largest premier estate lots in Hickory Ridge Estates.  This gorgeously finished, sprawling one story home combines the secluded privacy of a wooded setting with a breathtaking view of the green and back up the fairway of the 2nd hole.  Peace, privacy, and a fantastic view - hard to go wrong there. 

 

In closing out this section, we highlight one of the most oft used descriptions of our Community - downhome comfort.  One of the coziest features of 3309 Willow Ridge (breakfast area to hearth room below) is the brick hearth room attached to the kitchen.  This creatively designed area is finished with a floor to ceiling chopped stone fireplace (one of three inside and outside this home) coupled with the warmth of brick walls and columns, and is ideal for kicking your feet up in that favorite chair to read the morning paper with a hot cup of coffee.
