Click here for more information on Traditions Guest Cottages Q: Who is developing the Casitas at Traditions? A: The Casitas at Traditions are being developed by the Melrose Company, developer of the Traditions Golf Club as well as the Traditions residential community. The Melrose Company, based on Hilton Head Island, South Carolina, has been in the recreational community and resort development business since 1984 and has successful projects across the country. Q: How many Casitas will there be in the community? A: There will be just 20 Casitas in the initial release this fall. Casitas in the initial release will enjoy spectacular views of the Jack Nicklaus/Jack Nicklaus II golf course, primarily along the fairways and greens of holes #8 and #9. Q: Where will the Casitas be located within Traditions? A: The Casitas will be located in the center of Traditions, adjacent to the future clubhouse and the recently opened Family Swim Park and Turkey Creek Grille. Q: What type of architecture will the Casitas feature? A: The Casitas have drawn their architectural inspiration from the 2006 Southern Living Idea House which is located at Traditions. A “Texas ranch house” theme best describes the exterior of each Casita. An earth tone or natural pallet with accents of native Texas stone help create a look that will blend with its natural surroundings. In addition, there are front and rear covered porches to maximize views and create a spacious outdoor living environment. Q: How large is a Casita, and how will the interiors be finished? A: Each Casita is approximately 2,095 square feet with approximately 1,510 square feet heated and cooled. The floor plan features two master suites, a finely appointed kitchen, dining area and view oriented living space. In addition, each Casita will feature two fireplaces, one in the living room and the other on the rear covered porch. Each Casita will be sold fully furnished and accessorized, making the purchase process as turn-key as possible. Two professionally designed interior packages are available to provide distinct color and texture options. Q: Am I required to rent my Casita? A: Although we hope that each owner will enroll their Casita in the club’s short term rental program, you are not required to do so. Owners enrolling their Casita will do so on an annual basis. Q: Who will operate the Casita rental program? A: Initially, rental operations will be managed by the Club through Troon Golf. This operation will grow in staffing and resources as more Casitas are constructed and added to the rental program. With the anticipated development of the lodge and conference center, the lodge operator will most likely assume rental operations for the Casitas. Q: Who will rent the Casitas when I am not using my unit? A: The Bryan/College Station area is home to dozens of hotels and motels, but none of these options offer a luxury or high-end overnight experience combined with world class recreational amenities. The Casitas at Traditions will quickly become a unique and highly desirable destination for Traditions Club members, Texas A&M Former Students, Aggie parents, regional and national business conferences and leisure travelers from across the southwest. The Casitas concept has received great response and support from Texas A&M and its various schools requiring high end overnight accommodations and state of the art meeting space. In addition, we have received very positive support from the George Bush Presidential Library and anticipate strong demand for overnight accommodations from each of these groups. Q: What association fees will be required? A: Each owner will pay an annual condominium association assessment to fund landscaping as well as association insurance and other common area maintenance. The current estimate of the annual assessment is $3,500. Q: How will rental revenue be split? A: Each Casita owner will receive 50% of the rental revenue generated by their unit, after a deduction for travel agent and credit card commission. In addition, 5% of rental revenue will be reserved in a fund for furniture replacement and interior maintenance. Q: How do I reserve my Casita for personal use, as well as use by my family and friends? A: In November of each year all Casita owners enrolled in the rental program will receive a reservation request form for the coming year. At that time you will be able to block your Casita for those dates that you or your invited guests will be staying in your Casita. All dates not blocked by you will then be available for rental. At any time, you may reserve your Casita for personal use by contacting the reservations department, assuming your unit has not been reserved during that same time period. If your unit is reserved at that time, every effort will be made to accommodate the guest to another available Casita. Q: Will my guests and short term renters of my Casita have access to the recreational facilities at Traditions? A: The purchase of a Casita includes with it the ability for overnight renters to access the golf course and other club amenities at published guest rates and availability. Q: How do I reserve and purchase a Casita in the initial release? A: The initial release of Casitas will consist of just 20 units, and current members and owners in Traditions, along with a select few Texas A&M supporters identified by the 12th Man Foundation will have the first opportunity to reserve a Casita. For priority in the selection process, you should complete a Casita Reservation form and return it along with a fully refundable check in the amount of $1,000 to Traditions. A selection process will take place at the Traditions offices to enable reservation holders to specifically identify the site and view that they would like purchase. Priority in this process will be based upon the date each reservation is received. The purchase process is very straight forward. You will contract for your Casita, along with a 10% earnest money deposit and closing will occur upon completion of construction. All rate quotes are based per night and does not include state and local hotel and sales taxes (15% total taxes) Cancellations must be made at least 48 hours prior to check-in date.
